PinPoint Commercial has announced plans to develop six active-adult communities, Ivy Point, in and around the Houston area, with the first one located in Kingwood. These will be the first active-adult projects developed by PinPoint’s Active Adult division.

Ivy Point Kingwood is located on Ladbrook Drive near Kingwood Drive. The three-story, mid-rise building will contain 150 units. PinPoint broke ground in December 2017 and is now leasing with completion expected in early 2019.

Iggy Grillo, principal and active lead at PinPoint, said Kingwood was chosen as “it is such a vibrant community. What we have found is that our best products are wonderful to stay in because they are in the center of a community with both young families and longtime residents. This location off of Kingwood Drive and near the front of Kingwood allows constant contact with the community and the variety of retail sites within a short distance. It promotes an active, healthy lifestyle in the middle of it all.”

Each Ivy Point property will offer pet-friendly, one- and two-bedroom units ranging from 655 square feet to 1,293 square feet. All units will feature 10-foot ceilings, 8-foot interior doors, granite countertops, oversized closets, walk-in showers with glass doors, and washers and dryers. The gated properties will also have over 20,000 square feet of amenity space for the use of the residents, enhanced security features, elevators, enclosed hallways, individual garages, carports, and surface parking spaces. First-floor units have private yards. Technology allows vehicles with toll tags to go through the gates without having to roll down the window and enter a code.

Grillo said the amenities include a great room, wine and coffee bar, media, game and flex rooms, gym, private dining room, grotto, library, business center, huge back porch, resort-style swimming pool, outdoor kitchen, gazebo, garden, greenhouse, dog park, shuffleboard, and a fountain.

Active-adult communities are age-restricted, multi-family properties that provide adults age 55 and older a safe, quiet, high-end resort lifestyle without the maintenance and costs associated with single-family homes or the undesirable aspects of less attractive rental options. Monthly payments are typically substantially lower than independent living or other senior living options, according to PinPoint.

“Due to a lack of active-adult supply in Houston, many folks who are 55 or older have not considered how much better their lives would be absent the costs and headaches associated with upkeep on their aging homes,” said Grillo. “As baby boomers enter retirement, many are looking to downsize. Our communities offer an attractive alternative to the few options retirees and empty-nesters currently have.”

PinPoint’s second active-adult community, Ivy Point Klein, broke ground in June and is slated for completion in mid-2019. PinPoint has also secured sites in Cypress, Richmond, Friendswood and The Woodlands. In total, the six properties will encompass more than 850 units. Kairos Construction is providing general contracting services to all six projects.
