The ability of a unique amenity to drive home sales has been amply demonstrated by Balmoral, which is now ranked No. 22 among the nation’s top-selling, master-planned communities.
Net sales in the Humble community – which is home to the state’s first crystal-clear lagoon – is up 95%. This year’s strong sales have propelled Balmoral to be listed on a recent mid-year report compiled by housing research firm Robert Charles Lesser & Co. (RCLCO) of the nation’s 50 top-selling master-planned communities. Balmoral builders had sold 261 homes from Jan. 1 through June 30.
“Every community incorporating a Crystal Lagoon amenity into its master plan has seen phenomenal sales,” said Tim Johnson, director of Community Sales and Marketing for Land Tejas. “People love the idea of a tropical resort in their backyard. We are proud to be the first to have brought this incredible amenity to Texas and are looking forward to opening another lagoon in our Lago Mar community in 2020.”
Earlier this year, John Burns Real Estate Consulting recognized the Land Tejas development for having the largest growth in year-over-year sales on its esteemed list of the top 50 best-selling communities in the nation – growth the firm attributes to the presence of the lagoon and its turquoise waters.
“The announcement of the lagoon in Balmoral, the billboards and the excitement surrounding it definitely impacted home sales in Balmoral and will continue to do so,” said David Jarvis, senior vice president with John Burns Real Estate Consulting in the accompanying report.
Balmoral saw a 345% increase in home sales during 2018 compared with a partial year of sales in 2017.
There were 334 homes sold in Balmoral in 2018, which earned the community the No. 42 spot on RCLCO’s list of the top-selling master-planned communities in 2018.
“We are obviously on track to do much more than that this year,” Johnson said. “It’s made a difference having the lagoon open and in use. Potential homebuyers can visualize themselves on the sand beach and dipping into those turquoise waters.”
The 2-acre Balmoral lagoon employs a patented, high-tech process allowing for use of 100 times fewer chemicals and 50 times less energy than a traditional pool. It is up to 8 feet deep and stretches almost two football fields or more than six Olympic swimming pools. It also features a kids’ cove and two different white-sand beaches, including a family beach with cabanas and lounge chairs and a serenity beach that offers beach volleyball.
