With its home sales up 21 percent in 2013, Eagle Springs is the highest-ranked Northeast Houston area community on the Top 50 Master-Planned Communities of 2013 list, which is released annually by John Burns Real Estate Consulting. With 321 new-home sales for 2013, Eagle Springs ranks No. 25 on the list, moving up nine notches from its No. 34 ranking last year. The only other Northeast area community on the list, Oakhurst at Kingwood, ranked No. 49. The 2013 sales increase was fueled by a major upswing in the number of out-of-town relocation buyers, along with new products designed to appeal to a broader variety of homebuyers. Eagle Springs introduced more than a dozen new model homes in 2013, ranging from low-maintenance townhomes priced from the $160,000s, and traditional single-family homes aimed at first-time buyers, with prices from the $170,000s. Eagle Springs also addressed the upper end of the market, introducing move-up homes priced from the mid $300,000s with up to 5,000 square feet. A wooded environment and Humble ISD schools continue to be strong draws for homebuyers, said Kayla Webb, marketing director for Newland Communities. Eagle Springs has a master plan with 150 acres of recreational amenities, along with two Humble ISD elementary schools in the community, and a growing variety of retail and other services on site, Webb said. The Eagle Springs lifestyle has proven to be very compelling to homebuyers, and that plus all of our new products in 2013 helped the community move so far up in the John Burns study.
